Are We in Recession? ... for Property Market, I mean
In every recession, there are many more NEW self-made millionaires emerge after it's done & over. Apparently, recession is your friend if you can thrive in crises & challenges.
Over the last weekend in Melbourne, Australia, the first auction weekend after the recent Federal Government announcement of doubling & tripling its first home grant, the clearance rate dropped from 63% to 57%, the worse since the last recession we "had to have."
The Federal Government has doubled the grant to first home buyers to $14,000, and tripled it to $21,000 for buyers of new homes. New home buyers in Victoria can get an extra $5000 from the State Government, or an extra $8000 for houses in regional areas.
The grant is available only once the home is purchased and documents signed.
There are more than 1,000 auctions this coming weekend in Melbourne.

Adding value to your house sale ....
I've been planning to write a book on how to Sell Your Home for More & Buy Your Next for Less. After my 7th weeks of preparation & researching, guess what?!
Gil Davis has his new book "Sell for More" published. I take it as a signal that I should give up my project :-(

GAINING the right exposure means the creation of advertising that draws in quality buyers.
Ensuring the property appeals to a wider demographic increases your chances of finding the best buyers quickly.
These activities fall under the domain of your real estate agent, and author Gil Davis believes vendors should be involved in the process.
“After all, you bought the property and know what you like about it. More importantly, you have the most to win or lose,” the former real estate agent says in his book, Sell for More.
To get a property noticed, Mr Davis says it is important to target advertising to the audience you are aiming to attract.
This can be done by a series of different advertisements over a period of weeks.
The aim is to connect with the buyer, give them information, but not too much, so that they want to find out more.
However Mr Davis warns against over-selling, in case your advertisements drive buyers away with something inconsequential.
“Many advertisements fail this test,” he says.
“No-one was ever ‘stunned’ by a house unless it had faulty wiring.”
So how do you know if your advertising campaign is actually working?
The only way is through buyer feedback.
Your agent should ask every person who rings or inquires about the property where they saw it and what they thought of it.
Above all, Mr Davis says, if an advertisement is not getting the desired result, change it.
When writing an advertisement the aim is to ensure that your property stands out in the marketplace.
Most important is to define the target market and focus your advertising on that.
For example, if you have a five-bedroom home with two bathrooms, separate lounge, dining and a family room, your advertising should focus on the fact that it will suit a family.
It should also answer the five basic questions: What is it? Where is it? When is it open? How much is it? and Whom do I contact?
Good photography is crucial to successful advertising.
Mr Davis strongly advocates the use of a professional photographer, no matter how inexpensive the property. “It will make a difference to the sale price,” Mr Davis says, as will preparing the property before the photographer arrives.
Arranging furniture and ensuring adequate artificial lighting, or choosing the best time of day for external shots, when there is not a lot of shading outside, will mean the difference between a great shot and a poor one.
Equally, make sure the content of the photos link to the message you are conveying in the text.
Mr Davis says photos should not be restricted to just a photo of the facade. If there is room in the advertisement, also include photos of the garden.
Finally Mr Davis suggests leaving advertisements a day or two before re-reading them to make sure that they do hit the mark.

An interesting time for the Property Market ....
In the last 10 days or so, the chaos in the financial & property market intensified a lot.
There are so many mixed opinions that you would easily get confused if you do not hold your own grounds as in having your own priorities right. Who can you listen to these confusing days? With technology advances & people get distraction all the time, things almost happen in the speed of light. Yet, everything has its own cause seeded quite some time ago.
2007 for the property market in Melbourne, Australia was more & more look like as the last leg of a dream bull run for quite some time to come. Melbourne is the capital city of auctions. Not only in Australia, but also in the world as well for the real estate market.

Long Time No See!
Wow, I finally get back the access to update this blog. 9 months! Where have I been?
Property market in Melbourne, Australia in 2008 differs so much from its boom in 2207. Yet many vendors still live in the 2007 fantasy. They still don't want to adjust their price expectation to the cold hard reality in 2008. Maybe what happens in the last 10 days in the financial worlds would shake them up.

Goal Setting with Fresh Start in 2008
This is my first ever blog even though I've been using internet close to 12 years since 1996.
I am a Senior Property Consultant with Noel Jones Glen Iris in Melbourne (voted twice as "The Most Liveable City in the World" in recents years). My blogs evolves around properties but they will be much more than real estate as I am keen on personl development over the years.
2008 can be a great year for you. I'll be for me. How would I know, you may ask?! Because that's what I visualise, plan & execute those necessary actions to make it that way. In other words, if you want to make things happen in the way you want, you set goals, put in massive actions and preview your life as if it's already happening.
Everyone is interested in property either as a home owner, an investor or as a renter. And I aim to provide you extra value by way of these online diary to communicate more. Remember, even your home is an investment. Choose carefully where you buy.
If you are serious in hitting your life goals such as buying your first home, your investment property, downsizing or simply selling your home or investment property, I recommend you highly to Mark Joyner's www.simpleology.com for his free Simpleology 101 - The Simple Science of Getting What You Want. But I don't have the same level of enthusiam towards his 2007's printed best seller book "Simplelogy". To me, it's a book more on logics and theory. His online Simpleology 101 is all about practical daily application to get results.
This & upcoming blogs are written as much for you all as to myself. This is a way to keep myself on track. So I really appreciate you reading these so my life journey can be enriched by sharing it with you.
Today is the first day of the rest of your life! What's importnat is not what happens, but how you view the happenings in an empowering way to propel you towards your goals. You are the person who control your life.
